Questions to ask when hiring a Roofing Contractor

One of the most dreaded tasks as a homeowner is hiring a contractor. Why is that? Research from the Better Business Bureau shows that Roofing Contractors year

after year rank in the TOP 25 for complaints. Also, from those filed, the rate for complaints being settled is less than 65%

Let's face it, with those odds, you as a homeowner have an obligation to ask all the questions necessary to ensure your family's home [your most valuable investment] is protected.

- Is the company licensed?

A roofing license is required by law in the state of Illinois and indicates that the contractor has successfully completed state level testing for the trade and possesses all the proper insurance coverage in the event of an accident on your property.

- Do they provide references?

A company that does not provide references is not only doing a great disservice to their potential clients but themselves as well. Think about it, providing references is a very simple step to take to ensure the company's success and the customer has peace of mind.

- How long have they been in business?

Although a newer company in town may be cheaper, there are reasons for that. A good rule of thumb is to hire a contractor that has been in business for at least 5 years. This is an INDICATOR that they stand behind their work and have good business practices.

- How much time was spent inspecting your home for the project/estimate?

Upon the initial appointment, did the company representative do a thorough inspection of the roof AND the attic space?

- Is the estimate in writing?

Never hire a contractor that does not provide a detailed scope of work and a total project cost.

- Does the company have a brick and mortar location?

You may feel like you are giving "Chuck N a truck" an opportunity to make a buck, but it's highly unlikely that when installation issues arise, you'll be able to track him down at his office... Go the extra mile to drive across town and visit the company representative at his office.

- What is the process?

Did the company representative demonstrate all the products that would be used in the installation, explain what procedures to expect throughout the project and answer all your questions related to the job in a knowledgeable manner? Some of the areas we see contractors skimp the most are those that you DON'T see. A few examples are chimney flashing, inferior underlayment, and proper ventilation. All of the factors contribute to problems down the road, some can reduce the life of your roof 20-30%. So lets do the math.

Average roof cost 7500.00

Higher Comprehensive Bid with all new flashings and proper ventilation - 8400.00 performs for 27 years

Low bid with (old) existing flashings and no ventilation issues addressed - 7300.00 lasts 18 years at best

One of the most important factors, after all the above questions have been satisfied is,

Am I comfortable communicating with the company representative if it becomes necessary to address any concerns that may arise?
